Hughes Development Corporation

Day 2 : Session 3

Bob Hughes is a Greenville native who has been developing real estate for over 40 years. His projects have ranged from single-family residential to industrial to high-rise offices.  Every project has been developed and intended to complement and enhance the community it serves. Hughes’ recent projects have involved public-private partnerships that allow the inclusion of public goals and public participation and the “master developer” role that allows complex projects to achieve greater success through the inclusion of other developers and experts.

Bob started in property management and was taught that serving the client well while being responsive to the community provided the best balance of success and opportunity.

Larger and more complex projects have included Poinsett Plaza, RiverPlace and ONE, all on Greenville’s award-winning Main Street, and now BullStreet, the redevelopment of 181 acres in downtown Columbia, SC on the site of the former SC State Mental Hospital. A new, 108,000 sf mixed-use office retail building now overlooks Spirit Communications Park, the 2016 Ballpark of the Year, that brought minor league baseball back to Columbia. Statewide and regional awards were received for the NEXT Innovation Center, a home in Greenville for fast-growing technology companies. In 2001, Bob created and oversaw the implementation of a $1B school financing and construction program permitting most schools in Greenville County to be renovated or rebuilt within 5 years without a tax increase.  The financing and construction plan has been copied in other states.
